The Home Inspector

After a real estate deal is agreed upon and before a contract is signed, it is advisable for the buyer to have the home inspected by a licensed inspector. Occasionally, serious problems are discovered – but mainly, nuisance/ handyman-type defects are uncovered.

There are inspectors “out there” who are not “user-friendly.” Some inspectors are intent upon showing how smart they are and inflame every little imperfection. Consequently, some buyers get scared unnecessarily and can even withdraw their offer. Additionally, I recently ran into a wise guy inspector who billed my client for an inspection – but didn’t complete the job, and didn’t write a report, which he is supposed to submit. He made up a lame excuse, blaming minor imperfections in the house for his laziness.

In conclusion, I try to present my clients with a list of four inspectors who I know are honest, reliable, competent, and not lazy. I hope that the client chooses to use one of them.  Otherwise, the sale of a house can be delayed.
